Is mutation the same as registration?
No. Registration (at the Sub-Registrar office) creates the legal title transfer through a registered sale deed. Mutation is a separate administrative process that updates the municipal (BBMP) or revenue (Tahsildar) records to reflect the new owner's name. Both are necessary — registration establishes legal title, mutation updates government records for tax and service purposes.
What happens if I don't apply for mutation after buying a property?
If you don't mutate after buying a property, the property tax records, water supply, and municipal records continue to show the previous owner. This creates complications during resale, loan applications, utility transfers, and can leave you exposed to claims from the previous owner's heirs in case of their death.
How long does mutation take across India?
BBMP Khatha transfer typically takes 30–60 days through the E-Aasthi portal. Revenue mutation at the Tahsildar level is supposed to be completed within 30 working days under Karnataka's citizen service guarantee, but can take 60–90 days in practice. We actively follow up to avoid delays.
Can mutation be done for properties purchased 10 years ago without updating records?
Yes. Mutation can be applied for even if the property was purchased years ago and records were never updated. You will need to present the original sale deed, old EC, and property tax receipts. There may be outstanding property tax dues in the previous owner's name that need to be settled first. We assess each case individually.
Is mutation sufficient to prove ownership?
Mutation alone is not proof of ownership — it is a revenue and municipal administrative record. Legal ownership is established by the registered sale deed.
